Soft Washing vs Pressure Washing: Which Does Your NC Home Need?

Most people call it all "pressure washing." That is fine in conversation, but the two methods are genuinely different, and using the wrong one on your house is how siding gets damaged.

The short version

Pressure washing uses high-pressure water to blast grime off hard surfaces. Soft washing uses low pressure plus a cleaning solution that kills organic growth at the root.

Concrete gets pressure. Your house gets soft washing. That is the rule almost every time.

Why siding needs soft washing

Vinyl siding is designed to shed water running down it, not water driven sideways at 3,000 PSI. Aim a pressure washer up under the seams and water gets behind the panels, where it sits against your sheathing and does not dry. Weeks later you have a moisture problem you cannot see.

The other issue is that pressure only knocks growth off the surface. What makes your siding green in Holly Springs is not dirt, it is living algae and mildew feeding on the humidity and shade. Blast it with water and it looks clean for a month, then comes right back because the roots are still there.

Soft washing solves both problems. Low pressure means nothing gets forced where it should not go, and the cleaning solution actually kills the growth, so it stays gone for one to three years instead of one to three months.

What belongs in each category

Soft wash: vinyl, hardboard, and wood siding, stucco, brick, roofs, screened porches, and anything painted.

Pressure wash: driveways, sidewalks, patios, retaining walls, and concrete pool decks.

Somewhere in between: decks and fences. Wood needs cleaning solution and gentle pressure. Too much force raises the grain and leaves permanent wand marks in the boards.

What damage looks like

If a contractor pressure washed something that should have been soft washed, you will usually see it: wavy or lifted vinyl panels, wand stripes across the wall, chalky oxidation streaks, or wood that feels fuzzy instead of smooth. On a roof, you will find shingle granules in the gutters and downspouts, which is the roof's protective layer washing away.

The question to ask any contractor

Ask what method they use on siding. If the answer is a pressure number, keep calling. If they explain that they soft wash with a cleaning solution and save the pressure for concrete, they know what they are doing.
